Upstairs boasts a huge living room with 2 cozy sitting areas, sofa bed, 60” flat screen TV, surround sound, game table, gas fireplace, ceiling fan, sky lights, and tremendous 180* views of the waters of the Tahoe Keys and Mt. Tallac. Sliding doors open to the upper wrap-around deck with a large gas grill, lounge chairs and table seating.

Overlooking the large grassy yard and the boat dock on the sparkling Keys waterways and beyond to Tallac, views from this deck are endless. Back inside, you’ll find a beautifully remodeled, fully stocked kitchen with granite, stainless steel appliances, gas stove with pop-up vent, and counter seating for 4. The adjacent dining area has seating for 8, and both the kitchen and dining area are open to the living room, making for easy entertaining. Two bedrooms are located on this level; the first is the master with its king size bed, sitting area, flat screen TV, fireplace, and amazing views. If you can pry yourself out of bed, you’ll enjoy the luxurious en-suite bath with a soaking tub for 2 and stand-alone shower. The second upstairs bedroom has a queen bed and its own flat screen, and there is another fully remodeled bathroom on this level. The lower level of the home offers more entertainment opportunity in the billiards room which includes a wet bar and 50” flat screen. No air conditioning, but with our great Tahoe summers, its rarely needed!

Rental rules:

>You must be 25 years old or above to rent our homes, and all renters must follow the good neighbor policy of our city regulations: Quiet hours from 10 pm to 8 am.
> Parking is somewhat limited here with 4 allowed spots with no street parking allowed, There is a camera installed outside to prevent parking sitations.
> We have a strict no party policy, the registered guest will need to be 25+, excessive use of the property/ extra cleaning required/ failure to follow checkout procedures/ breech of rental agreement will result in steep additional charges
> This home will be stocked with a starter set of consumables such as soaps and paper products. Guests are advised to either bring or purchase additional after arrival.
> This home sits in a quiet (mostly residential) neighborhood and therefore extra consideration should be made to keep the noise down
> There is parking here for 4 cars (2 driveway, 2 garage). No street parking is allowed per City code.

Cancellation Policy
Cancellation of this reservation may result in a cancellation fee. If cancellation occurs PRIOR to 60 days before arrival, the cancellation fee will be $500. If cancellation occurs WITHIN 60 days of arrival date, all rental payments will be forfeited, unless the space is re-rented. If your unit is re-booked for the same period, a full refund (less $500 cancellation fee) will be made. If a portion of your time is re-booked, a pro-rata portion of the rental payments will be refunded (less $500 cancellation fee). If it is rented during a holiday we require you to cancel 90 days prior to your arrival. Same rules apply for the holiday re-booking process for cancellation policy for refund minus the $500 cancellation fee.
Owner reserves the right to cancel this reservation should the property be removed from the vacation rental market. If this is the case, a full refund will be issued, and every effort will be made to locate a suitable replacement property.

On rare occasion, a reserved property may become unavailable due to unanticipated conditions beyond our control. We accept no liability for such an occurrence, financial or otherwise, but will make every effort to provide you with equal accommodation at the same rental rate. If we are unable to do so, or if you do not accept a provided alternative, the unused rental fees and charges will be refunded.

Deposit Policy
Reservations booked 60 days or more in advance of the rental start date are confirmed when one half of the total rental fee is received; the remaining balance is due 30 days before occupancy. Reservations made within 30 days of the arrival date are confirmed on receipt of the entire rental fee and damage deposit with any additional charges related to your rental. We accept payment by Visa, MasterCard ONLY! We no longer accept Damage Deposits. We have went with the Accidental Damage Insurance Policy's. Please see Policy Information. We also have available Travel Insurance. Please see Contract or ask us for your protection and your return of money if something should come up and you are not able to make your reservation.
